Terms of service
What we do, and what we don’t.
The agreement between you and Possession Manager when you book an inspection with us.
Last updated 30 September 2026
In short
- You get an inspection against our published checklist, your defect list the same day, follow-up with the builder’s team until every item has repair proof, and a closing report.
- We can’t make the builder repair anything, and a repair photo is the builder’s evidence, not our approval or yours.
- We inspect what’s accessible inside your flat on the day. It isn’t a warranty or legal advice.
- One fixed price for your flat size, with no hourly billing.

These terms
These terms are between you and Possession Manager (“we”, “us”), Shop No. 21, City Tower, Sector 15, CBD Belapur, Navi Mumbai, Maharashtra 400614. They apply when you book an inspection with us, on WhatsApp, by email or any other way. By booking, you agree to them, and to our privacy policy and cancellation and refund policy, which are part of them.
What you get
- An inspection of your flat by our inspector, against our published checklist. Every check is marked: passed, a defect, or not made and why.
- Your defect list on WhatsApp, the same day, each defect with its room, photo and priority.
- Follow-up with the builder’s team. We send them the list, ask for a photo or video of each repair, and remind them about open items. We keep following up until every recorded item has repair proof, or until you ask us to stop.
- Every update on WhatsApp, with the builder’s proof, so you can approve a repair or flag a concern.
- A closing report once every item has proof: every defect, photo, date and concern you raised, for you to keep.
- With the Final check, one return visit, where our inspector checks each repair in person. Items stay “awaiting final check” until they’re verified on site.
When your record is complete, you can also choose a certificate of inspection for your door, with a QR code to your flat’s record page. The privacy policy sets out what that page shows.
Price and payment
The price is fixed for your flat size, as shown on our website when you book, and covers the inspection and all of the follow-up. The Final check is an extra, fixed amount for any flat size. There’s no hourly billing and nothing added for reminders. We confirm the price, your slot and how to pay before your inspection.
Cancellations and refunds follow our cancellation and refund policy.
What we need from you
- Correct details about your flat and your possession date.
- Access to the flat on the day, arranged with the builder, with electricity and water on where possible, since some checks need them. Allow 3–5 hours for a 2 or 3 BHK; you’re welcome to be there.
- The contact of the builder’s representative for your flat, if you have it.
- Your permission, which you give by booking, for us to contact the builder’s team about your flat on your behalf, and to send them the defect list, its photos and the concerns you flag.
What the inspection covers
We inspect the accessible areas inside your flat, on the day, as the checklist describes: by looking, testing and measuring. We run taps and drains, test sockets and switches, tap tiles, check walls for damp, and open every door and window.
It doesn’t cover shared areas or building systems (lifts, fire systems, terraces, water tanks, the structure or the outside of the building), anything hidden behind walls, floors or ceilings, or anything that needs opening up or specialist testing. A check that can’t be made on the day, with no water supply for example, is marked “not made” on your record, with why.
It is a record of what we found at that time. It isn’t a structural survey, a valuation, or a certificate that the flat meets building rules or its approvals.
The follow-up, and its limits
We contact the builder’s team as your representative. They aren’t obliged to reply, use our form or make repairs, and we can’t make them. We can’t promise a repair date.
An item stays open until there’s proof. “Closed with proof” means the builder’s team has sent a photo or video of the repair; it doesn’t mean the repair is good, or that you approved it. “Approved by you” and “flagged by you” are your own marks, recorded separately, and a flag doesn’t remove the builder’s proof or reopen the item. Only with the Final check does our inspector check repairs in person, and only repairs they check successfully are marked “verified on site”.
You decide when to take possession and what to sign. We don’t ask you to delay possession, and taking the keys with items open doesn’t end the follow-up.
Not a warranty, not legal advice
We document what we find. We don’t guarantee that your flat has no other defects, or that hidden or future defects won’t appear, and we don’t give legal advice. Your record and closing report are yours to use, with the builder, a regulator or a court, but we don’t represent you in a complaint.
Your record and photographs
Your record and closing report are yours to keep and use as you wish, and we keep them as our privacy policy sets out. The record is append-only: nothing on it is edited after the fact, and a correction is a new entry.
We don’t use photographs of your home in our advertising without your written permission.
Our responsibility
We carry out the service with reasonable care and skill. If we fall short of what these terms describe, tell us, and we’ll put it right or refund you for the part we didn’t deliver.
We aren’t responsible for what the builder does or doesn’t do, for defects outside what the inspection covers, or for losses we couldn’t reasonably have foreseen. Otherwise, our total liability to you for the service is limited to what you paid us for it.
Nothing in these terms limits a liability the law doesn’t allow to be limited, or your rights as a consumer under the Consumer Protection Act, 2019.
Changes to these terms
We may update these terms, and will post the new version here with its date. The version on this page on the day you book applies to your booking.
Law and disputes
These terms are governed by the laws of India. If something goes wrong, please tell us first; most things can be put right with a message. Disputes that can’t be settled go to the courts in Mumbai, without affecting your right to approach a consumer commission.
